A standard residential cleaning covers the inside and outside of every window, frame and sill wipe-down, screen cleaning and reinstallation, hard water and mineral deposit treatment where needed, and a final streak-free inspection on every pane.

For commercial properties, larger homes, or anything with unusual access (high-rise, rope work, hard-water restoration), we'll either schedule a free walk-through or get you an accurate number based on photos and details you send over.
Yes. We require a $50 deposit for residential jobs to reserve your slot on our schedule. The deposit goes toward your final invoice, so you're not paying extra, you're just locking in the appointment. The remaining balance is due once the work is complete and you've confirmed you're happy with the result.
For larger commercial projects or recurring contracts, billing terms are agreed upon up front.

Our team is careful and pays close attention to your belongings, but the more open the work area is, the faster and safer the job goes.
Anything left in the work area stays the homeowner's responsibility, so clearing it ahead of time protects what matters most to you. We'll take care of the rest: ladder setup, drop cloths, and protective shoe covers indoors.
Most jobs are scheduled within 48 hours, and we often have same-day or next-day availability for smaller residential jobs. For larger commercial projects, recurring contracts, or hurricane-season cleanups, we recommend booking a week or two ahead so we can match your preferred date.
For exterior-only service, no. As long as we have access to the property and any locked gates, we'll handle it and message you when we're done. For interior cleaning, someone needs to be home to let us in and lock up afterward. Either way, we send a reminder the day before the appointment so nothing catches you off guard.

Yes. Sprinkler spray, mineral deposits from rain, and salt buildup are common in Miami and they don't come off with regular cleaning. We have specialized restoration products and techniques for mineral stains and oxidation.
The earlier these are addressed, the better. Left long enough, hard water can permanently etch the glass and at that point even restoration has limits. If you're not sure how bad yours are, send us a photo and we'll tell you straight.
Not at this time. Our focus is window cleaning, screen and track cleaning, hard-water restoration, and solar panel cleaning. Pressure washing isn't a service we offer right now.

Yes. Shiny Windows is fully licensed in the state of Florida and carries $2,000,000 in general liability coverage. We can provide a Certificate of Insurance (COI) on request. Many property managers and HOAs require one before authorizing work, and we're happy to send it directly to your office or property management company.
Right now, Shiny Windows is owner-operated, which means the only person on your property is the owner of the company. As we grow and bring on additional crew members, every team member will go through a background check before being sent to a customer's home or commercial property.

No. We avoid ladders whenever possible, which is one of the main reasons we invested in a water-fed pole system that reaches up to 5 stories from the ground. When ladders are necessary, we use stabilizers and standoffs that distribute weight and keep the ladder off your gutters and siding. We treat your home like our own.
For commercial work, we follow OSHA-aligned protocols for fall protection, ladder use, and rope access. On bosun chair jobs, all rigging is inspected before each use and we coordinate with property management on access, pedestrian safety, and barricading the work area below.
For ground-level commercial like storefronts, we work efficiently to stay out of the way of customers and tenants.

You can absolutely clean your own windows, especially the easy interior ones. For most cases, yes. Clean, streak-free, and visibly clearer than before. The honest exception is glass that's been damaged: deep scratches, permanent etching from years of mineral buildup, or fogging between double-pane sealed units. Those require glass repair or replacement, not cleaning.
If we see something that can't be solved by a cleaning, we'll tell you straight rather than charge you for a result we can't deliver.

Most of our recurring commercial customers prefer a simple verbal agreement or handshake schedule, with the freedom to adjust or cancel anytime. We don't believe in locking customers into long-term contracts to keep their business. If the work is good, they keep us.

Yes, on request and depending on schedule. For storefronts, restaurants, and offices that don't want disruption during business hours, we can plan early morning, evening, or weekend service. Let us know your operating hours and we'll work around them.
Yes. Storm cleanup, post-construction window cleaning, and bird-droppings emergencies are all jobs we take on short notice. There's typically an upcharge for true rush work because it pulls us off a scheduled job, but we'll be upfront about the cost before we commit.
